The historic Hartman Building is prominently located at the busy corner of Johnson Drive and Nieman Road in the charming downtown Shawnee district adjacent to city hall.  This property was once a corner drug store and lodge meeting hall and has been an iconic shoe repair shop and hardware store for decades – now being prepped for new uses.  The area is bustling with new development including breweries, restaurants, apartments, road and sidewalk improvements, green spaces, transit shelters and other amenities.  This area was ranked in 2019 as one of the top five “Hottest Zip Codes” in the Nation by realtor.com due to a resurgence in demand for single family homes, and has nearly 200,000 people in a 5-mile radius.

INVESTMENT

Capital investment for the project was provided in part by Box Real Estate Development and private partners. Construction lending provided by InTrust Bank. Public incentives including a property tax rebate and partial sales tax rebate were used to offset extraordinary expenses. The plan is to hold the property for at least 10 years to comply with federal Opportunity Zone requirements .
