The project entails purchasing a key land site from the City of North Kansas City, Missouri and constructing several mixed-use commercial and residential buildings consisting of office/retail space on the main floor and two floors of luxury residential lofts above.  1, 2, and 3-bedroom residences will be available along with commercial space ranging from +/- 400 to 6,000 SF.

This project is the result of a competitive RFP process held by North Kansas City staff to identify uses for the last remaining land site Northgate Village.  The roughly 2.8-acre parcel is located along Burlington and North Oak Trafficway and serves as a gateway welcoming visitors and residents to North Kansas City. Blume NKC incorporates design elements inspired by European standards with a modern industrial architecture style as a nod to the unique history of the surrounding area.

Note: This is designed as a ‘for sale’ product, however certain tax incentives prohibit title transfer until after an initial 10-year period. As such, units will initially be for lease only, however optional purchase options will be available for each ‘building’.

INVESTMENT

Capital investment for the project is provided in part by Box Real Estate Development and private partners. Ownership plans to hold the property for at least 10 years to comply with federal Opportunity Fund requirements.
