The project entails purchasing a surplus land site from the City of Shawnee, Kansas and constructing twelve three story commercial buildings consisting of office/retail space on the main floor and two floors of luxury residential lofts above.  2 and 3 bedroom options are available, each with tuck-under garages and commercial space below.

This project is the result of a competitive RFP process held by Shawnee staff to identify uses for a key property they call the “Nieman Catalyst” site.  The roughly 2-acre parcel is located along Nieman Road halfway between Shawnee Mission Parkway and Johnson Drive where the city is finishing a public improvement project called Nieman Now that included $40+ million in roadway, streetlight, utility, bike, amenity, and walking trail improvements.

INVESTMENT

Capital investment for the project is provided in part by Box Real Estate Development and private partners. Construction lending was provided by Country Club Bank. Ownership plans to hold the property for at least 10 years to comply with federal Opportunity Fund requirements. Units will be offered for lease and buildings can be reserved through payment of a purchase option fee to allow residents to build equity over time.
